Real Estate agents work for the seller, although as part of their sales
package is to assist you in making an informed decision, any conscientious
real estate professional would recommend home inspection.

When entering into a contract or sales agreement, always request there
be included a clause stating that the sale is contingent on the findings
of an unbiased, independent home inspection.
The clause should state that if the inspection uncovers problems in
excess of predetermined value, the sale price will be renegotiated. Ask
your Attorney or real estate professional for detailed information on inspection
clauses.

Typically after signing a contract, and making sure your contract includes
an inspection clause, you have a limited number of days to have the home
inspector inspect the home and arrange tests to be preformed (septic and
water). A home inspector is often available within a few days so make arrangements
to accompany the inspector during his inspection. After the inspection,
you will receive a written report of the inspectors findings.
